Cleaning natural flagstone is a question that haunted my client in Felton, Morpeth, Northumberland, for a couple of years.

The homeowner tried a number of different sandstone floor cleaners, including pressure washing, but the stone flooring would not stay clean.

This Indian sandstone floor at a cottage in the small village of Felton was laid by Northumberland stone contractors. They continued the patio stone into the dining room to create a seamless surface.

This is no surprise as this domestic floor is made of Indian sandstone pavers, normally used for outdoor patios.

Preparing The Room For Cleaning

The room had unpainted walls and furniture because the homeowner prefers a natural look. To prevent cleaning solution splashing and marking the walls I installed plastic protection around the walls and internal furniture. The protection has strong adhesive edging, so I first applied low-tack masking tape and stuck the protective sheeting tape to the low-tack tape. Finally, I applied duck tape to the floor edges to give some protection against the scrubbing brushes and pads.

Deep Cleaning The Sandstone Pavers

I started the deep cleaning by applying a solution of alkaline heavy-duty cleaner to a manageable section of the floor. The cleaner was left for 20 minutes to soak into the tiles and dislodge the soil.

During this time, I kept the area wet with cleaner because it is important not to let it dry.
Next, I scrubbed the floor with a specialist soft cleaning brush and a green scrubbing pad.

The cleaning brush was used to remove soil from the undulations and clefts in the tiles and the grout. The scrubbing pad was used to dislodge the soil from the smooth areas of the pavers.
After scrubbing, I removed the slurry with a powerful wet vacuum.
I rinsed the area a couple of times with clean water to remove all cleaning residues.
Areas of remaining soil were cleaned and rinsed until the whole area was clean.
Then I moved onto the next area.

How Do You Remove Stains From Sandstone?

Most stains in sandstone will be removed using a strong alkali cleaner. So the tile floor cleaning removed the majority of stains on the floor. There were a couple of grease stains that had soaked deep into the tiles. I treated these stains with specialist solvent stain removers.


Unfortunately, the solvent stain removers had little effect as the stains had soaked deep into the tiles. I could have tried using a poultice, but there was not enough time for this.

Drying The Floor

I left the floor overnight to dry. To help the floor dry, I installed an air mover and left it running overnight.

Sealing Sandstone Pavers

I started sealing the sandstone with a high quality water-based impregnating sandstone sealer. The impregnating sealer soaks deep into the stone and provides an ideal primer coat for the topical sealer.

I left the impregnating sealer to dry. Then I tested the sealer with a water drop test to make sure there was sufficient sealer in the stone.

In normal traffic conditions, a well-maintained topical sealer will last for two to four years.

The life of the sealer can be extended by applying one or two coats of sealer to any areas showing wear.

This will significantly increase the lifespan of the sealer.

The topical sandstone sealer gives the sandstone pavers a much smoother finish and makes them much easier to mop, rather than having to pressure wash the floor.

I applied 5 coats of topical sealer.

After applying each coat of sealer, I left the floor to dry for around 45 minutes.

I applied a satin finish topical sandstone sealer by hand using a microfiber cloth. I find this method of application the best. I can control the amount of sealer used. I can also make sure the full surface of the tiles are cleaned.

Sandstone Maintenance Advice

Topical sealers are easily damaged by strong floor cleaners. So it is important to clean the floor with the right cleaner; otherwise you will be paying for additional floor restoration services.
I supplied the homeowner with some cleaner recommended by the manufacturer. The cleaner includes a small amount of sealer. So every time they mop the floor, they are topping up the sealer. 
Before mopping, the floor should be vacuumed to remove any dry soil.
 As I noted above, it pays to look after your sandstone floor.

Can an old Blue Lias Limestone Floor be successfully cleaned and sealed?

This is a case study of a Blue Lias Cleaning Shepton Mallet project, completed in May 2022

My client was searching for a Limestone cleaning polishing and sealing service for a well-worn Blue Lias flagstone floor in Shepton Mallet, Somerset.

Blue Lias Cleaning Shepton Mallet Project Background

The flagstone flooring is in an impressive period-property, dating to the early 18th century. The property is a family home brimming with wonderful original features.

Blue Lias stone has been used for centuries in the south west Somerset countryside and other areas. It was used in manor houses and churches. It is one of the most recognisable and iconic building stones and was used for many major buildings like manor houses and churches.

The flagstone is a fine-grained, muddy, iron-rich type of limestone, made up of limestone and shale layers. The stone has lots of fossils, especially ammonites. Flagstones can range in colour from cream to gray.

The floors in the kitchen, dining room and hallway had suffered a great deal of flaking and wear. In some areas the surface had worn by 2 centimeters.

A few tiles had been replaced recently, between 5 and 20 years ago, and the surface of these tiles was lovely and smooth.

My client wanted the kitchen flooring, dining room flooring and hallway flooring cleaning and polishing.

The client was not looking for extensive restoration, like sandblasting or grinding, because they create a “like-new” finish.

They wanted the floor restored so that the renovation work preserved the natural beauty and character of the floor.

Deep Cleaning Blue Lias Flagstones

The tiles are categorised as Limestone, so I approached the work as I would with any limestone floor cleaning project.

I could see wax coating residues on the less worn tiles. So I used a broad spectrum sealer and coating remover. The product is designed to remove wax and acrylic coatings, and deep clean natural stone.

This stone is very porous and the surface is very uneven, so I decided to work in small sections. Working this way allows me to better minimise the amount of moisture soaking into the stone.

I gave the cleaner 20 minutes to soften the coating residues. The limestone kitchen floor and dining room floor were too uneven to use scrubbing pads. So I used a rotary scrubbing machine with heavy-duty scrubbing brushes. The scrubbing releases the coating residues and ingrained dirt from the pores of the stone. The slurry is quickly vacuumed off before it can soak back into the stone.

The scrubbing machine could not reach some of the grout, so I completed the grout cleaning by hand scrubbing.

I rinsed the areas a couple of times with clean water. I removed the rinse water with a combination of a wet vacuum and dry microfiber cloths.

Then I moved onto the next area.

Cleaning the tile, stone and grout took 2 and a half days. I could have completed the work in 1 day if I had cleaned the whole floor at once. But cleaning in sections it makes sure the floor does not get too wet and allows the floor to start drying more quickly.

Sealing Blue Lias Flagstone Floor Tiles

After cleaning the first section of the floor, I test-sealed small areas with a neutral impregnating sealer, a color-enhancing impregnating sealer, and a stone oil. My client did not like the colour enhancing sealer and the stone oil samples. This particular flagstone has a lot of shale and mud particles. The colour enhancing sealer and the stone oil make the stone very dark.

My clients preferred the lighter, dusty finish of the newly cleaned stone, so they chose the neutral impregnating sealer.

I completed the cleaning and resealing by applying 2 coats of our high quality impregnating sealer. I left the sealer overnight to dry.

The next day I tested the sealed limestone with a water droplet test.  After 20 minutes the water had not soaked into the stone.

I removed the water, and there was no ghost mark on the stone. This told me that there was enough sealer in the stone

Impregnating sealers stop water and oil spills from penetrating natural stone. But they do not stop acid and strong alkali spills from soaking into and staining the flagstones. A lot of liquids in a kitchen are acidic and alkali. So I suggested applying a thin coat of liquid wax to give added protection. A liquid wax can also be buffed to a lovely satin finish and it is easy to maintain.

Waxing Blue Lias Limestone Floor Tiles

I completed the cleaning and polishing by waxing the tiled floor. Floor waxes come in many forms. The wax I used on this limestone floor is a milky liquid.

I applied 2 coats of wax by hand, using microfiber cloths, leaving an hour between coats.

After another hour I buffed the wax to a pleasant satin finish using a rotary machine and a basso brush, which is similar to a brush used for polishing shoes.

The wax finish is easily maintained by adding a small amount of wax to a bucket of warm water and mopping it onto the floor after cleaning.

Grout Repairs On Flagstone Floors

The grout on this floor looks to be a lime-based pointing mix. On most of the floor, the grout looked to be in good condition. There were some areas of cement grout and a few small areas of lost grout on the kitchen and hallway floor.

We decided to fill the small areas of lost grout with colored floor grout. Ideally these areas should have been filled with a lime pointing mix, but there were time constraints, so my client decided to leave this renovation to a later date.

I carry a small supply of white grout and a range of cement dyes. I made up two colors of cement grout, dark gray, and mid-brown, to match the different colour tiles.

To minimise mess and clean-up, I applied the grout using a mortar piping bag. Once the grout dried, I carefully removed the grout haze with a damp cloth.

How To Treat Newly Cleaned Blue Lias Flagstones

I left my client with some pH neutral cleaner and some floor wax. I explained how standard floor cleaners will quickly degrade floor wax and sealer, resulting in the stone staining and becoming dirty.. So it is important to only use a pH neutral cleaner. Once a month or maximum three months, depending on traffic, the wax finish should be topped up by adding some wax to warm water and mopping it over the floor.
If any areas of the floor are showing excessive wear, the finish can be restored by applying one or two coats of wax.


My client was delighted with the cleaning polishing and sealing renovation, enjoying the dog-friendly surface and experience of walking on the floor with bare feet.

Limestone Cleaning Project Needs

This project limestone cleaning Coleorton. The project was completed in May 2022. The tiles were dirty. The sealer was damaged. Some tiles had large areas of etch damage. There was a lot of work to do to restore the floor.

My client discovered our website when searching online for a local professional limestone cleaning service.

Limestone stone tiles are the main flooring on the ground floor of the property.

My client wanted the tiles in the kitchen cleaned and resealed. The surface of the tiles in the kitchen looked soiled. Cooking oils, grease and spills had penetrated the sealer and soaked into the Limestone.

On some of the tiles, the grout was cracked and damaged. There were large etch marks on two tiles.

My client wanted the floor to look clean again and the damage repaired.

Preparing The Area For Cleaning

There was a lot of soil on the floor. So I started by vacuuming the area to remove the dry soil.

I installed plastic sheet protection to the walls and adjoining flooring. The protection stops splashes from cleaning solution from damaging paintwork and the sealer on the adjoining Limestone floor.

The first step in cleaning the floor is to remove the existing sealer. I mopped the sealer remover chemical, often called a stripper, because it strips the sealer off the floor. I left the chemical for 20 minutes to penetrate and soften the sealer.

I used a rotary scrubbing machine and a green pad to remove most of the sealer from the surface of the tiles. The surface of the tiles had small surface dents, so I then used a medium grade scrubbing rush to remove the sealer from the surface dents.

At the same time, the scrubbing brush removed the sealer from any deep-set gout.

I vacuumed up the cleaning slurry. I rinsed the floor a couple of times to make sure I removed all of the cleaning residues. I left the floor to dry.

Repairing Etch Marks

There were a couple of tiles with large etch marks. My customer had stored some green oak planks on the floor. Moisture from the oak soaked through the sealer and then etched into the limestone tiles. I removed the etch marks by honing the etch marks and then polishing the repairs to match the surrounding tile.

Renovating The Limestone By Diamond Honing The Surface

After deep cleaning the limestone floor and then repairing etch marks, the floor still had a worn finish. Some soil had also soaked into the surface of some tiles. I diamond honed the floor with 100 grit and 200 grit diamond pads. The honing pads resurfaced the tiles, revealing an even coloured, smooth finish.

Repairing Damaged Grout

The renovation continued with the grout. Some of the grout had cracked and come away from the edges of some tiles. The tiles have a tumbled edge, so it will be a costly option to remove and regrout the tiles. My client had some of the original grout. We decided to make up a solution of fine grout mixed with an adhesive to fill the wider cracks and areas of lost grout.

The floor was left overnight to allow the floor and grout to dry, ready for sealing

Limestone Sealing Coleorton

We discussed the sealing options. Our CeeTech sealer will give a ong lasting finish because it has better chemical and abrasion resistance compared to an acrylic or impregnating sealer.

My client had a spare tile. I sealed half of the spare tile with CeeTech sealer and left it overnight to cure.

CeeTech sealer is a strong colour enhancing sealer. The sample tile sealed with CeeTech looked darker than the test of the floor tiles. My client preferred to seal the cleaned tiles with a similar Topical sealer.

A topical sealer is a common sealer for other tiles like Terracotta, Sandstone, and Slate tiles.

Before applying the topical sealer, I applied a generous coat of impregnating sealer.. In my experience, an impregnating sealer gives added protection because it soaks deep into the pores of the stone. A topical sealer is designed to sit on the surface of the tiles. My approach is always a “belt and braces” approach, giving the best job I can. In my

Care Advice For Limestone Floor Tiles in Coleorton

The key to limestone kitchen floor maintenance is to dry sweep and damp mop the floor regularly. I recommend cleaning at least three times a week, and more if there is heavy traffic, children or pets. The floor should always be cleaned with the product recommended by the sealer manufacturer.

The recommended sealer for this floor is a pH neutral cleaner including a small amount of sealer. So every time the floor is mopped, the surface is topped up.

Coleorton, a village in North West Leicestershire It is located approximately 2 miles (3 km) east from Ashby de la Zouch on the A512. Nearby towns include Newbold to the north, Thringstone and Swannington, to the east and south.

The 2001 census showed that the parish had a population of 1,016, which grew to 1,177 in 2011.

The village’s name is ‘farm/settlement at a ridge’. The Old English col, meaning coal, was first used here in 1443.

Coleorton was once an ancient parish in West Goscote. It became part of Ashby de la Zouch’s Rural District in 1894.

Since the 15th century, coal mining has been a major industry in the region.Coal mining has now ceased, and the Coleorton colliery is closed. A woodland Coleorton Wood was established in 1991-2 at the colliery site.

Coleorton was home to William Stenson (1771-1861), the founder of Whitwick Colliery, and ‘Father Of Coalville’.

Coleorton Hall is located in the west part of the parish and has a Grade II* listing. It was built for Sir George Beaumont, an art patron, in 1804-8. William Wordsworth was a frequent visitor to the Hall. The National Coal Board owned the house from 1948 to 1997. It was used as an office, but it is now being converted into apartments.

The flagstone dining room floor is in a building is situated across the river from Durham Cathedral and this part of the building dates back to the 17th Century.

This building, in South Street, has one of the best unobstructed views of the Cathedral and castle. 

This is one of Durham’s oldest streets, and the fact that it is named “Street” rather than “Gate,” as most of Durham’s older street names are, has led to suspicion that it was formerly a Roman road.

Although Roman origins are a possibility, whether or not people resided here during the period of the Romans is a different story.

However, people have lived on South Street since the Middle Ages.

My client suspects that the walls and the floor of the room are made from local sandstone , the same quarry that may have supplied some of the stone to build the Cathedral.

Problems With The Existing Sealer

The flagstone floor had a thick layer of Urethane topical sealer, originally applied over 30 years ago and then topped up a number of times.

My client had done a great job of maintaining the floor, and it was very clean.

Maintaining the floor was not a difficult task because the coating was so thick.

The heavy build-up of the sealer smoothed out a lot of the pits and crevices in the flagstone tiles and the grout.

However, the Urethane had turned different shades of brown, making the floor look ugly and hiding the natural beauty of the flagstone.

This had happened because the Urethane sealer had been damaged by Ultra Violet Light.

The discolouration is a common problem with old coatings of Urethane sealer.

In some areas, it looked as though layers of brown paint had been applied.

I explained that it would take a few days to remove the sealer and that they would not have access to the kitchen while I was working.

I also explained that there would probably need to be some grout repairs, as I could see that there were areas of deep-set and uneven grout.

Preparing The Work Area

Before my arrival, my client had cleared the room.

They have a large dining table, and had to call on a local removals company to move the table into another room.

It is important to fully clear the work area to allow access for cleaning and allow the floor to be sealed.

I started by protecting the wood skirting boards, door and static furniture with plastic protection. 

Protection is essential because the coating removers I use will soften and dissolve paint.

Removing The Flagstone Sealer

I tested a number of popular sealer removers, however, as I suspected, they had little effect on the Urethane coating.

So I had to use a very caustic sealer remover that is not a pleasant product to use.

The sealer remover comes in the form of a gel, to trap the solvents and give them time to break down the coating.

I applied a thick coating of sealer remover to small sections of the floor and waited for around 30 minutes for the chemicals to break down the coating.

Then I agitated and removed the slurry.

Some of the grout needed a number of treatments to remove all traces of the old coating.

Then I moved on to the next area.

Deep Cleaning The Flagstone Tile Floor

Once the old sealer had been removed, I scrub cleaned the floor with a rotary scrubbing machine and a medium-grade polypropylene brush to remove any remaining dirt.

I pressure rinsed the floor to remove all traces of the cleaning slurry and any ingrained soil.

I use similar equipment to that used on outdoor Patio floors. 

However, my equipment immediately vacuums up the water, so there is no splashing. 

I also operate at lower pressures, so there is no chance of damaging the surface of the stone, which can sometimes happen with patio cleaning.

During the cleaning process, I had to take care not to damage the grout because old cement grout can be easily damaged when it it damp.

After cleaning, I left the floor to dry.

    Flagstone Grout Repair

    Owing to the age of the floor, there had been a number of repairs with different coloured cement. So I had to make a judgement on the grout colour.

    After discussing the colours with my client, we agreed on a mid-range colour grout.

    I grouted the damaged areas of grout and also areas of deep-set grout and lost grout.

    I took care not to get too much grout on the flagstone because it can be difficult to remove grout from the pores of the tiles.

    After grouting, I left the grout to dry overnight

    This Travertine Cleaning Ripley project is about restoring a soiled Travertine tile floor.

    The floor is 12 years old and has suffered quite a bit of wear.

    The original sealer had worn off a lot of the floor. 

     So my client was looking for a specialist travertine cleaning service covering the Ripley area in Derbyshire. 

     This Travertine was laid in a well used, heavy foot traffic kitchen diner and conservatory in Ripley. 

     They were looking for a clean floor, that would continue to look clean and display the natural colours in the tiles, without having to scrub the Travertine on hands and knees. 

     Looking at photos of the floor, I could see how the grout was dirty, and the soil-filled holes. 

     I recommended a deep clean to remove soil from the holes, fill the holes, then seal with a hard-wearing topical sealer. 

     Happy with my quote for restoring the tile and grout we scheduled a date for the work.

    Step 1 – Preparing The Rooms For Travertine Cleaning

    On the day I arrived the customer had prepared the work area by removing all small items of furniture. 

     I started by vacuuming the floors to remove any loose debris.

    Then I installed protective sheeting on the walls,  kitchen units and adjoining floors to stop cleaning chemicals splashing onto the paintwork.

    Step 2 – Deep Cleaning The Travertine Tiles And Grout

    I then applied a dilution of Travertine cleaner focusing on the heavily soiled areas and grout lines and then left to soak in for ten minutes.

    I scrubbed the Travertine with a rotary scrubbing machine, working the brush well into the surface of the tiles to help dislodge impacted soil.

    Step 3 – Pressure Rinsing The Floors

    I removed the cleaning slurry using our pressurised rinse and capture equipment.

    repeated the cleaning until the soil and old sealer residues were removed.

    Step 4 – Filling Holes In Travertine

    Holes are a natural feature of travertine, but they can trap dirt, so it’s best if they are filled with a suitably rigid filler. 

     Also, if left alone the larger holes can quickly become larger as their edges crumble and break up leading to the entire tile becoming unstable. 

     So the next job is to fill the holes in the Travertine tiles and any areas of missing grout. 

     I used a high-quality Beige colour filler.

    We were careful with the cleanup to leave as much grout as possible in the holes

    Step 5 – Filling Cracks in Some Of The Tiles

    It is quite normal to see cracks in natural stone tiles. This occurs when the subfloor settles or moves and the tiles have to crack to accept the movement.

    Thankfully, there were only 5 cracked tiles.

    I filled the cracks with a flexible silicone grout.

    Step 6 – Sealing Travertine Tiles In Ripley

    We offer a number of Travertine sealing options for this flooring type. 

     Giving a matt, satin or gloss finish 

     After discussing the options with the customer, we decided on a Topical, satin finish film-forming sealer.

      I applied a high-solids sealer that dried to a pleasant mid-sheen finish.

    The sealer acts as a sacrificial wear layer, protecting the surface of the Travertine and the grout. 

     The sealer also gives more time to wipe spills before they damage the floor.

      Importantly, the sealer makes the floor much easier to clean. 

     My client was certainly impressed with the improvement and was over the moon when they saw the result.

    Step 7 – Travertine Aftercare Advice

    For aftercare cleaning and maintenance, I recommended they use the cleaner recommended by the sealer manufacturer called LTP Floorshine.

     You must be careful when choosing a cleaner for sealed floors as many products are too strong and will reduce the lifespan of the sealer.
